Mississippi Gulf Coast metal and FORTIFIED roof cost: the 2026 price guide

The short answer for Harrison, Hancock, and Jackson County homeowners: standing seam metal runs about $9 to $14 per square foot installed on the Gulf Coast, a FORTIFIED upgrade adds roughly six to 20 percent to any re-roof, and a typical FORTIFIED metal roof replacement lands between $15,000 and $30,000. Two Mississippi mechanisms sit alongside that price: the Strengthen Mississippi Homes grant, which may be offered toward an eligible FORTIFIED retrofit, and a state-mandated insurance discount that reduces the wind premium every year after. Worked examples at 1,500 square feet

A 1,500 square foot roof, 15 squares, is a modest coastal single-family home. Three honest scenarios:

  • FORTIFIED shingle re-roof. Baseline shingle at $6,800 to $10,500, plus the FORTIFIED upgrade near its low end on a simple roof: call it roughly $8,000 to $13,000 all-in.
  • Standing seam metal, not FORTIFIED. $9,600 to $15,000 for the metal system alone at coastal rates. Skipping the FORTIFIED documentation on a coastal metal roof gives up the mandated insurance discount, and any grant eligibility with it, to save a few percent; few licensed installers recommend it.
  • FORTIFIED standing seam. The metal system plus the upgrade band: roughly $11,000 to $18,000 on a simple roof, climbing toward $30,000 on large or complex roofs. This is the configuration the coast's incentives were designed around.

Where the SMH grant fits, without arithmetic

The Strengthen Mississippi Homes grant, run by the Mississippi Insurance Department, may be offered toward an eligible FORTIFIED Roof retrofit, paid to the program-authorized contractor once the independent evaluator's certificate issues. We do not publish an award figure or subtract one from the examples above, and you should distrust any roofing quote that does: the department sets the amounts and the eligibility, both change, and its page is the only current source.

  • The grant is a lottery, not a price. Awards are drawn in periodic rounds; a round may be closed when you apply, and applying never assures an award. Check mid.ms.gov for whether one is open.
  • Eligibility is real. The first phase has covered owner-occupied single-family primary residences in the Wind Pool counties, with qualifying Wind Pool coverage, homes not previously FORTIFIED, and program-authorized contractors doing the work. The insurance discount is savings, not a price cut

Keep this on the other side of the ledger. MS Code 83-75-3 requires insurers to discount the wind portion of the premium for a certified FORTIFIED retrofit in the coastal counties. It reduces what you pay your insurer each year; it never reduces the roofing contract, so no honest quote subtracts it from the project price.

What the discount is worth in dollars depends on your wind premium, and coastal wind premiums are large enough that the FORTIFIED upgrade frequently pays itself back within several years of certification, with no grant involved at all. The certificate runs five years and renews by redesignation, so the discount recurs.

Why coastal installs cost more than inland quotes

If a relative inland got a metal roof for less, they probably did, legitimately. Three cost layers are specific to the coastal strip:

  1. Higher design pressures. Immediate-coast design wind speeds run roughly 150 to 160 mph ultimate under ASCE 7, pushing panel gauge, clip spacing, and edge detailing upward, and the whole strip sits in the wind-borne debris region under the post-Katrina statewide code.
  2. Marine hardware. Within 3,000 feet of saltwater, FORTIFIED requires stainless fasteners and clips on metal roofs, and marine-grade finishes earn their cost anywhere near the Sound. The coastal roofing page itemizes the spec.
  3. Verification. The independent evaluator's fee (yours to budget) and the documentation labor of a FORTIFIED install are real line items, and they are also precisely what makes the discount, and any grant, collectible.
